What is Stamp Duty Land Tax (SDLT)?
When purchasing a property in England or Northern Ireland, you must pay Stamp Duty Land Tax (SDLT) to HMRC. The tax amount is calculated progressively based on the purchase price.
Standard Residential SDLT Rates
- Up to ยฃ250,000: 0%
- ยฃ250,001 - ยฃ925,000: 5%
- ยฃ925,001 - ยฃ1,500,000: 10%
- Over ยฃ1,500,000: 12%
First-Time Buyer Exemptions
First-time buyers are eligible for tax reliefs on primary home purchases:
- 0% SDLT: Up to ยฃ425,000.
- 5% SDLT: On the portion between ยฃ425,001 and ยฃ625,000.
- Note: If the purchase price exceeds ยฃ625,000, you lose the relief completely and pay standard rates on the entire price.
