What is the UK Stamp Duty Land Tax (SDLT) Calculator?
The UK Stamp Duty Land Tax (SDLT) Calculator is a property transaction utility designed to help homebuyers in England and Northern Ireland estimate the tax payable on residential property purchases.
Stamp Duty Land Tax (SDLT) is a progressive tax levied by HM Revenue and Customs (HMRC) on property transactions. The tax is calculated on the portion of the purchase price that falls within each progressive tax bracket:
• Standard Residential SDLT Brackets:
- Up to £250,000: 0%
- £250,001 to £925,000: 5%
- £925,001 to £1,500,000: 10%
- Above £1,500,000: 12%
• First-Time Buyer Relief: First-time buyers receive a tax exemption (paying 0% SDLT) on properties up to £425,000, and a discounted rate of 5% on the portion between £425,001 and £625,000. However, if the property purchase price exceeds £625,000, first-time buyer relief is completely lost, and standard residential rates apply to the entire purchase price.
• Additional Property Surcharge: If you purchase a second home or an investment property, you are subject to a 3% surcharge on top of the standard SDLT rates for each bracket.
• Non-UK Resident Surcharge: An additional 2% surcharge applies to non-UK residents purchasing residential property in England and Northern Ireland.
This calculator computes your exact SDLT liability, displays your effective tax rate, and highlights savings achieved through first-time buyer relief options.
